No /etc/make.conf
Standard /etc/defaults/make.conf

Here's the culprit ==>  LDFLAGS=/usr/pkg/lib  <=== was set in the
build environment

I needed to specify that for courier-imap to build.  Unset this
environment variable and the system built like  charm.
